Tokenized Real Estate

Tokenized real estate is the process of issuing digital tokens on a blockchain to represent economic rights over a physical property.

Tokenized real estate converts property assets into digital tokens (tokenization) that can be bought, sold, and held by investors. Each token represents a fractional stake in a specific property or a share of the income it generates. 

The issuer establishes a legal framework linking token ownership to rights over the Real World Asset, which may include equity in the property, a share of rental income, or both. Smart contracts automate processes such as distributing rental yields, enforcing transfer rules, and recording ownership changes.

Unlike traditional real estate investment trusts (REITs), which give investors exposure to a managed portfolio of properties, tokenized real estate can, in some cases, provide more direct rights tied to a specific asset, though structures vary by issuer and jurisdiction.

How Real Estate Tokenization Works

The tokenization process begins with asset identification and valuation. A legal structure is established to define what rights the tokens represent and how they comply with local regulations. Smart contracts are then deployed on a blockchain to govern token issuance, transfers, and income distribution. Tokens are minted and made available through private sales or marketplace listings, where investors can purchase fractional stakes. 

Once tokens are in circulation, ownership records are maintained onchain, and smart contracts handle ongoing processes such as revenue sharing. Secondary market trading allows holders to buy and sell their stakes without requiring the underlying property to be sold.

Benefits, Risks, and Custody

Tokenized real estate lowers the capital threshold for property investment, enabling fractional ownership in assets that would otherwise require substantial upfront commitment. It also improves liquidity relative to traditional real estate: holders can trade tokens on secondary markets without waiting for a full property sale, if a secondary market is available. Transaction records are publicly verifiable onchain, reducing reliance on intermediaries for title and ownership tracking. 

The primary risks are legal and custodial. The value of a token depends entirely on the issuer maintaining the legal framework connecting it to the underlying asset, honoring income distributions, and remaining solvent. 

Regulatory treatment of tokenized real estate varies significantly by jurisdiction, and the space is still evolving. Smart contract vulnerabilities add a further layer of technical risk.
